Limestone
Many lots around Georgetown hit limestone not far below the surface. Excavating rock takes heavier equipment and more time, which raises cost. On the plus side, rock is a very stable base once it's cut.
Expansive clay
Clay soil swells when wet and shrinks during drought. Without proper design, that movement can crack decks and stress pool structures. Builders address it with engineering, steel, base material and drainage.
Questions to ask your builder
- How do you price rock excavation?
- Will the pool be engineered for my soil?
- How will the deck handle soil movement?
- Where will water drain during heavy storms?
The bottom line
Soil and rock are the biggest local variables in a Central Texas pool. A builder who explains them clearly is a good sign.
